SEATTLE ? Nov. 9, 2012 ? While ?foreclosure? remains a buzzword for bargain seekers, a study finds that the actual discount off a ?normal? price is far less than it used to be.

Foreclosure Signs JTEAccording to a study by Zillow, the national average discount of a real estate owned (REO) property compared to a non-REO was only 7.7 percent in September ? a sizable change from the 23.7 percent average discount that peaked nationally in August 2009 and less than the average 9.1 percent discount one year earlier.

In some areas of Florida, REOs aren?t a bargain at all. Zillow included three Florida metro areas in its analysis and claims an average REO savings of only 2.9 percent in the Miami-Fort Lauderdale market ? a significant drop from the peak of 22.7 percent in August 2008 and a notable decline year-to-year; in September 2011, a South Florida REO sold for 6.8 percent less.

In Tampa, a REO in September 2012 sold for 9 percent less than a non-REO sale, down slightly from the 9.6 percent discount one year earlier, but significantly lower than the peak 29.1 percent discount recorded in November 2008.

In Orlando, the REO discount of 4.6 percent rose slightly year-to-year; in September 2011, it was 2 percent. However, both numbers are down from the peak 24.4 percent discount for a REO recorded in January 2010.

In two cities ? Phoenix and Las Vegas ? REOs no longer come with a discount, with sale prices roughly equal to other home sales.

Year-over-year foreclosure discounts fell in roughly three-quarters (76.9 percent) of metro areas analyzed, and all metros are down from their peak. Nationwide, foreclosure discounts reached their height in 2008 and 2009, and in some areas peaked at more than 30 percent.

Delta's key revenue measure up in October, but storm hurt

(Reuters) - Delta Air Lines said on Friday that a key revenue measure improved in October, helped by corporate travel and cancellations in the wake of superstorm Sandy.

The airline, which canceled more than 3,500 flights last month because of the storm, said Sandy had hurt October revenue by $45 million and likely shaved about $20 million from the carrier's October profit. It estimated that the storm's effect on November revenue and profit would be less than October.

Unit revenue, a measure of pricing power and how full planes are, rose 5.5 percent in October from a year earlier. The cancellations caused a 2 percent reduction in Delta's systemwide capacity in October from a year ago.

Delta said the improvement in unit revenue, also known as passenger revenue per available seat mile, was about one percentage point higher than it would have been without the impact of the hurricane. Cancellations tend to help unit revenue as more travelers are put on remaining flights. Delta's percentage of seats filled systemwide in October was 84.6 percent, up from 82.8 percent a year earlier.

Delta said that it was operating close to a full schedule at New York's John F. Kennedy airport and Newark Liberty in New Jersey as its New York operations were restored after the storm, which forced airport closures.

The airline, which is based in Atlanta, said it expected a full schedule on Friday at LaGuardia, where it offers roughly 260 flights a day.

U.S. airlines canceled nearly 20,000 flights this week, and analysts expect a material earnings hit from Sandy.

David Fintzen, a Barclays analyst, said in a note to clients late this week that airline profits could suffer $200 million in the fourth quarter because of the storm. He is projecting a collective pretax profit of $450 million for major airlines excluding AMR Corp's American, which is operating under Chapter 11 bankruptcy.

He added New York-based JetBlue and US Airways , which has a hub in Philadelphia, likely have the most relative exposure to impact from the storm.

"We think U.S. airlines overall can still be profitable in an off-peak quarter after accounting for the hurricane," Fintzen wrote.

Shares of Delta were off 1 percent at $9.60. Other airline stocks edged down, with United Continental off 0.4 percent at $19.41, US Airways down 0.5 percent at $12.49 and Southwest Airlines down 0.3 percent to $9.02.

U.S. renews sanctions, Sudan criticizes decision

WASHINGTON/KHARTOUM (Reuters) - President Barack Obama renewed U.S. sanctions on Sudan on Friday, acknowledging Khartoum had resolved disputes with South Sudan but warning that Darfur and other conflicts still impeded normal ties, the State Department said.

Khartoum reacted by accusing the United States of "double standards".

The order maintains several sets of U.S. sanctions imposed since 1997 that restrict U.S. trade and investment with Sudan and block the assets of the Sudanese government and certain officials.

Conflicts in Sudan's South Kordofan and Blue Nile states, which border South Sudan, threaten regional stability and the lack of humanitarian access to the regions remains "very serious", the State Department said in a statement.

Hundreds of thousands of people have fled their homes in South Kordofan and Blue Nile states since clashes between government forces and the rebel Sudan People's Liberation Movement North (SPLM-N) broke out more than a year ago.

Sudan and South Sudan, which broke away last year under a peace deal that ended a decades-long civil war, signed deals in September to resolve border and security issues left over from their partition.

But issues such as the status of the contested Abyei region also posed a threat to security, the State Department said.

"Addressing these concerns is necessary for a peaceful Sudan and would enable the United States and Sudan to move towards a normalized relationship," it said.

Khartoum criticized the sanctions decision which it said was aimed at stymieing development in the country and pressuring Sudan to make concessions to American interests in the region.

"The American administration has acknowledged more than once that Sudan has honored its commitments but the American administration, time and again, has withdrawn from its promises ... to lift the sanctions," the foreign ministry said.

Many Sudanese officials expected the United States to take steps to normalize relations with Khartoum after the South seceded peacefully last year, and have been disappointed by the renewal of the trade sanctions.

More than 2 million people died in Sudan's civil war, fought between north and south for most years between 1955 and 2005 over religion, ideology, ethnicity and oil.

Reversal of fortunes sends Spaniards to Latin America

MEXICO CITY/MADRID (Reuters) - After joining the euro in 1999, Spain's economic boom made it the land of opportunity for millions of Latin American migrant workers.

But since the decade-long boom turned to bust roughly four years ago, many of those immigrants have returned, joined by a growing number of disillusioned Spaniards who hope that Latin America, with its developing economies and low cost of living, has more to offer.

Spaniards are traditionally reluctant to emigrate and they are among the least likely in Europe to go abroad for work. But with the unemployment rate at 25 percent, more Spaniards are ready to leave behind the comforts of home.

"Europe has gone down the toilet," said 45-year-old Xavi Berdala, a former photographer from Barcelona who moved to Mexico in July to open a pizza restaurant. "People now see Latin America with more respect, more possibilities."

Roughly 370,000 people emigrated from Spain in 2011, 10 times more than before the economy tanked in 2008.

Although about 86 percent of them were naturalized immigrants born abroad, there is also a growing number of native Spaniards saying "ya basta" ("enough is enough"). Over 50,000 left last year, up 80 percent since before the crisis hit.

More than 9,000 went to Latin America, up from about 3,600 in 2006, said Jesus Fernandez Huertas of Spanish think tank Fedea, citing data from the national statistics office.

The reasons for leaving are clear. Spain's economy is in recession for the second time since 2009 and half of all residents under 25 who are looking for work can't find a job.

More than one in five people live below the poverty line and unemployment benefits end after a maximum of 30 months.

"The situation in Spain won't get better for another five years at least," said Olmo del Paso, a cameraman who left Spain for Uruguay this month after being jobless for over two years and being forced to move back into his mother's house in the small northern town of Palencia.

When a hotel in Montevideo, Uruguay, offered him a job as caretaker over the summer months, the 34-year-old bought a one-way ticket and packed his bags.

"I'm nervous leaving my family and friends," he said. "But I can't carry on like this. I have to at least try."

Spain has based its budget plan for next year on a recession of 0.5 percent, but most economists say it is wildly optimistic. The International Monetary Fund, or IMF, expects the economy to contract 1.5 percent this year and another 1.3 percent in 2013.

By contrast, the IMF envisages a 3.9 percent expansion next year across Latin America and the Caribbean.

Between 2007 and 2011, the number of native Spaniards emigrating to Chile rose by 144 percent, to Mexico by 129 percent, to Venezuela by 114 percent, and to Portuguese-speaking Brazil, the biggest economy in Latin America, by 227 percent.

The number leaving for Ecuador soared 467 percent. Ecuadorean migrants had swarmed to Spain to work in the booming construction industry and, now that it is in crisis, many are returning, some with Spanish-born partners and children.

"It's sad that the Ecuadoreans are coming home, because they went to Spain for the same reasons I came here. Because there's no work and life is tough," said Miguel Sanchez, a 42-year-old former building site foreman who moved with his Ecuadorean wife and son to Ecuador in 2010.

In Spain, he went without work for eight months after the housing bubble, fed by cheap loans, burst in 2008, sending shockwaves throughout the economy. In Ecuador, he is now a bodyguard for a local businessman in the city of Guayaquil.

Far fewer Latin Americans are heading to Spain. In 2007, almost 314,000 were granted residency and by 2011 that was down to 119,416, according to official data.

'INTENSE PRESSURE'

Spain, the euro zone's fourth largest economy and the current focus of its almost three-year-long debt crisis, is under intense pressure to reduce its public deficit and prove to nervous investors it can put its finances in order.

Prime Minister Mariano Rajoy, in power since December, has responded to Spain's crisis by slashing spending. That has cut deeply in to education, training schemes and state-supported internships.

Critics say the policies will push Spain deeper into recession and optimists concede that things will get worse before they get better.

"The best solution for younger unemployed is unfortunately to leave Spain," JP Morgan said in a note.

Some of the young are listening. The vast majority of those leaving Spain are between 20 and 40 years old.

From 2000, Spain's population showed solid annual growth, almost entirely due to immigration, but the pace dropped sharply in 2008 and it began to shrink last year. Some estimates suggest its 46 million population could fall by 1 million by 2020.

During the dictatorship of General Francisco Franco, from the end of the civil war in 1936 to his death in 1975, hundreds of thousands of people fled oppression to Europe and the Americas.

The recent jump in Spanish emigration has prompted some to draw parallels, although that's a stretch.

"It's ridiculous to call this an exodus as it doesn't compare to the enormous levels of emigration in the years following the civil war and in the late sixties," said Fernandez Huertas at Fedea. "But the speed of the rise is certainly noteworthy."

Massive population drains can often be detrimental to an economy, but with the outlook already grim, it may help.

"It might net a positive if they're going to be sending remittances back to their families," said Bill Adams, senior international economist for U.S.-based bank PNC. "It's a strange inversion to think of Spanish immigrants in Latin America sending remittances back to Spain."

Between 2007 and 2011 remittances to Spain by Spanish migrants rose 7.5 percent to a record 5.7 billion euros ($7.4 billion).

Nieves Mendez, a Mexico City dance instructor originally from the Spanish island of Tenerife, emigrated to Mexico when she struggled to find anything better than retail work after graduation.

Back in Spain's Canary Islands, her mother and sister are unemployed. Her grandmother, who lives with them on a 200 euro a month pension, cares for Mendez's disabled aunt.

"And I'm here, doing everything I can to send them something, however small," said Mendez, 31. "Just a little so I know they're not doing too badly."

McLaren driver Lewis Hamilton has said that he had not been as lucky as Sebastian Vettel of Red Bull Racing to have a dominant car during the year in which he won his world championship title.

Vettel has claimed the championship titles in the preceding two seasons and he entirely dominated during the last one in which he scored 11 grands prix victories. Although, he has been considered as one of the most talented drivers in the history of the sport but still many believe that he has been at the top during the previous two years just because of his competitive cars as compared to his rivals.

Hamilton also thinks that the veteran German driver has performed exceptionally well as he has been behind the wheel of the most competent cars.

?When I won the World Championship, I wasn't as lucky as Sebastian has been to have a car that's as dominant the next year as well,? said the 27-year-old.

Furthermore, he said that he feels really upset that they have not been able to win another championship.

?I'm very sad that we've not been able to win another World Championship. I feel that we, as a team, are good enough to have done so and I feel that I'm good enough to have done so,? he said.

Even though, he said that his hopes of winning the championship title have faded after facing immense difficulties in the last several races. Nonetheless, he asserted that he is still looking forward to perform at his best in the remainder of the season so as to help his team in securing a good position in the constructors? championship.

?For whatever reason it hasn't happened and I'm not going to complain. For the rest of the year now it's just to try and help the team win the Constructors' Championship,? he added.

At present, the 2008 world champion is standing at 4th place in the drivers? championship. Besides, he is ahead of Mark Webber of Red Bull and is behind his main rival, Kimi Raikkonen of Lotus.

ThrowMeApp: The most fun you'll have destroying your Android

Every now and then, I encounter an app which leaves me utterly torn. Do I recommend this thing to other people? Or do I tell them to?lock up their phones and never?download something so dangerous?

Typically, I pick a third option: I share my?? more often than not?? awkward?experience with the app and hope that folks make the right choice after reading about it.

With that in mind, let me tell you about ThrowMeApp.

ThrowMeApp, according to its developer's description, allows you to "explore a new aspect of photography" by "throw[ing] your phone into the air to take aerial pictures of you and your friends." Let's rephrase that, just to be clear: This app not only encourages, but requires you to throw your precious smartphone into the air in order to take a photo.

What could possibly go wrong?

The sample photos provided by ThrowMeApp's developer look innocent enough, of course. ?People are smiling and everything seems safe.

So, what the heck? I decided to download the free?app to the Samsung Galaxy?Note 2 I've been testing.

Things are pretty simple, in theory. You open up the app, hold your phone?flat in your hand with the screen facing up (which leaves?the main camera facing down), tap the screen, and then gently toss your precious gadget.?The app has some sort of magical software which calculates when the device is at the highest point of the throw (while the screen is still facing up and the main camera facing down) and snaps a photo.

Unfortunately, things aren't all that easy in practice.?

I was quite glad that I decided to work from home on this day, because that meant I could plop down on my bed and repeatedly throw my phone into the air with the comforting knowledge that it'll safely land in a pile of pillows if I don't catch it. I, sadly,?failed to account for the fact that, despite being fairly high, my ceiling might get in the way. (The Samsung Galaxy?Note 2 can handle hitting a ceiling quite well, in case you're wondering.)

I didn't get any fantastic shots out of the app, even after some practice. I suspect that it has to do with the limitations of an indoor space. Perhaps throwing a phone a wee bit higher in a more dangerous space might lead to better shots. But I'm not about to test this theory, not unless someone wants to volunteer a stunt phone.

Obama, Romney aim for swing vote in final debate in Florida

BOCA RATON, Fla. - Foreign policy may be the topic, but undecided voters will be the targets when Mitt Romney and President Obama hold their third and final debate Monday night.

Mobilizing supporters is a priority for both men. It is especially vital for Obama, whose backers are less likely to vote than Romney's, polls indicate. But with the latest opinion surveys showing the race dead even, it is increasingly likely that the next president will be chosen by a relatively tiny group: swing-state voters who have yet to commit firmly to either candidate.

Florida, where the candidates will meet on the Lynn University campus not far from the turquoise Atlantic surf, is a prime example of the down-to-the-wire 2012 fight. Here, as elsewhere, debate season has shifted the presidential contest in Romney's direction, putting even more pressure on the candidates in their final joint appearance.

"The debate's big, and it's particularly big for Floridians because it's in our state," said Susie Wiles, a Jacksonville-based strategist who ran Republican Rick Scott's successful 2010 campaign for governor.

"We have a lot of communities here that care about foreign policy, especially in South Florida, whether it's the Jewish community, the Cuban community, the Haitian community or the Hispanic community across the state," said Dan Gelber, a former state senator from Miami Beach who is working with the Obama campaign. "This debate will be a big one."

With just two weeks left until the election, both campaigns are wooing many of the same voters: non-Cuban Latinos in central Florida, Jews in South Florida and seniors and suburban women almost everywhere. Romney rallied supporters in Daytona Beach on Friday night, and Obama plans stops in Delray Beach and Tampa this week. Their running mates have also blitzed the state recently.

Republicans remain worried that Obama's extensive get-out-the-vote operation could carry him, and Democrats are concerned that heightened enthusiasm for Romney could give him an edge. As many as 1 in 10 Florida voters may be up for grabs, and Fernando Valladrez is among them.

"I have to watch the debate Monday night to see," said the 32-year-old father of two, who works at Walt Disney World and lives in Davenport, along central Florida's hotly contested Interstate 4 corridor.

Valladrez voted for Obama in 2008 but says he agrees with Romney on social issues, such as abortion and whether Catholic hospitals should pay for employee insurance coverage for contraceptives, though he doesn't like Romney's position on immigration.

"I think I might go for Romney," Valladrez said. "Four years of Obama have not done anything."

Adam Garcia, 40, had been leaning toward Obama, but the first two debates helped push him toward the Republican challenger, even though the last four years have been good for him. Garcia bought a house in Celebration and works at Southwest Airlines.

"I knew what Obama could bring to the table. I didn't know what Romney could bring to the table," he said, adding that he could change his mind again. "If Obama does well on Monday, I'm in big trouble. I won't know who to support."

Anecdotal evidence of growing support for Romney among Latinos in central Florida is reinforced by recent public polling. But Matt Barreto, a University of Washington political science professor who surveys Latino opinion, contends that his independent surveys show the Latino vote continuing to trend toward Obama, in Florida and elsewhere.

Thread: Walnut doors with stained glass inserts - Family Woodworking

Week ending October 21st: (post two of two)

The overall quality of the walnut is quite good, but there are a few knot holes. I deal with these using a mixture of walnut planer shaving, walnut sawdust, and epoxy (QuickCure 5) in steps as shown in the photos below:

The mixture dries very hard and can be readily sanded. Once a finishing coat is applied (later), the former hole blends in reasonably well.

The walnut is screwed as well as glued, then the screw holes are plugged with walnut dowels. These are ?manufactured? from cut offs:

I just noticed when looking at this photo now that I chipped then paint off a couple of tiles when taking off the old molding. Oh well, I still have most of a box of tiles left over from when I applied them about 25 years ago. I expect that I will need to purchase new grout though.

OLB Suggs activated for Ravens

HOUSTON (AP) ? Baltimore outside linebacker Terrell Suggs has been activated for Sunday's game at Houston.

Suggs, the league's defensive player of the year in 2011, returned to practice this week for the first time since undergoing surgery in May to repair his torn right Achilles tendon. Suggs had a career-high 14 sacks and forced seven fumbles last season.

The move comes as struggling Ravens' defense is playing without star linebacker Ray Lewis (torn triceps) and cornerback Lardarius Webb (torn ACL), who were both placed on injured reserve. Baltimore's defense is ranked 26th in the NFL, allowing 396.7 yards per game.

The Ravens have also activated linebacker Josh Bynes from their practice squad.

Baltimore's other inactives include defensive back Asa Jackson, running back Bobby Rainey, tackles Ramon Harewood and Jah Reid, receiver Deonte Thompson, tight end Billy Bajema and nose tackle Ma'ake Kemoteau.

Houston's inactive players include defensive backs Roc Carmichael and Quintin Demps, linebacker Barrett Ruud, defensive end David Hunter, and offensive linemen Brandon Brooks, Andrew Gardner and Cody White. Rookie Ben Jones was starting at right guard for Antoine Caldwell, who sustained a concussion in last week's loss to Green Bay.

What's a Good Age to Start Music Lessons? - Convivium Article Library



Music lessons are a big part of the lives of many kids, teens and adults. Most children have a natural love of music, and becoming involved in music lessons can often lead to a lifelong love of music. Kids who become involved in music lessons at a young age will often branch off to a favorite instrument, or may even learn multiple instruments along the way. Finding a teacher who really understands kids and music is a key to giving your child an enriching experience in music lessons, but it isn't the only factor. When you start your child in music lessons is also an important factor. If you look, you can find classes for kids as young as six months, but these usually require active participation from the parents and are still more about fun than real music lessons.

Once a child gets up to three or four years old, he or she may be at the ideal age to begin music lessons. When a child is still that young, the classes are short and props are usually used with a lot of singing and movement. Some basic rhythm instruments may be introduced as part of the music lessons to help get the kids on their way. Parents usually aren't required to participate in music lessons at this stage, and kids can start to develop their own musical personality.


If a child has reached five and still hasn't started music lessons, it may be a good idea to get her into a group type of class with other kids her age. A creative teacher will include games with group piano or keyboard lessons to make the experience more enjoyable. Around the age of five is also a good time to start getting them into private music lessons for a particular instrument. The piano or violin can help provide a good foundation for music theory and reading music. Once the child reaches seven, you can think about starting music lessons that involve more complex instruments like the guitar, drums or other string instruments.

It is possible to start music lessons from scratch at seven, but a child may have an easier time with the guitar or drums if he's had some time to learn the piano first. Any new instrument will be learned faster if the basics of music have been learned at a younger age.

While taking music lessons while you're still young may be ideal for learning music as a whole and mastering a single instrument, it's never too late to learn. If you've reached your teen years or even adulthood and feel that musical desire inside, don't ignore it. Pick up an instrument and seek out music lessons with a qualified instructor to learn everything you can. Teens and adults can try the piano, guitar, drums, or any other type of instrument, including vocal lessons. Just remember to practice diligently, and you can make up the lost years faster than you think.

HTC Droid Incredible X possibly spotted with Verizon badging intact (Update: DLX is short for 'Deluxe')

It's about time. The HTC DLX has most often been rumored carrying a Verizon-style 6435LVW or Droid Incredible X name, and yet it was unveiled first in Japan as the J Butterfly; we really needed the photos just now surfacing at Android Central to remind us that the 5-inch, 1080p gigantophone could still come to Big Red. While nothing's confirmed yet, the black-with-red-trim design and all too prominent Verizon labeling make a convincing case for the DLX's ultimate US destination. A helpfully provided phone profile screen might be more interesting to some, as it hints that we might get the same quad-core Snapdragon S4 Pro, 2GB of RAM and 8-megapixel rear camera as in the J Butterfly -- Verizon won't pull a Droid Incredible 4G LTE and tone down the hardware, if this is true. Without any more details, we're still left wondering just how soon Verizon could commit to launching the smartphone. There's no guarantees that Verizon will follow KDDI's schedule and ship in early December.

Update: We've been wondering whether the odd name was meant to be short for Droid Incredible X, i.e. "DIX" instead of "DLX," but our friend @evleaks on Twitter just showed us a list of device PIDs that mentions the latter. @evleaks also suggests that DLX might be short for the codename "Deluxe" for the international variant, just as "ENRC2" was short for "Endeavor C2" (One X+).

Update 2: It turns out the J Butterfly has the codename "Deluxe J" in its bootloader menu, so there you have it. Thanks again, @evleaks!
